The Planning Board was established pursuant to New York State Town Law Article 16, Section 271. The Southampton Town Planning Board is authorized to review land use development applications to ensure that proposed activities are compatible with the Town's Comprehensive Plan in conformance with the Town Code and Regulations.The development review functions of the Town Planning Board include major and minor subdivisions, lot line modifications, site plan review, special exception permits and old filed map review.
The Planning Board proposes and recommends modifications to the town's Comprehensive Plan to provide for the improvement of the town, future growth, protection of natural resources, and to provide adequate facilities for housing, transportation, distribution, comfort, convenience, public health, safety, and general welfare of the residents; provides advisory reports on proposed zoning changes; reviews specific matters which have been referred by the Town Board; and issues Fresh Water Wetlands permits pursuant to subdivision review.
